Landlord contacted us as they needed a mandatory licence in the Hammersmith and Fulham borough. Having managed many HMO licences in the past we helped and the licence was granted, all mandatory works realised. Few details about the HMO license and the works involved: Despite a recurring cliché, HMO license can be realised with a really light amount of work. First of all, smoke detectors (or heat detector) have to be added to each non wet rooms (Kitchen, Living room and Bedroom are concerned, Toilet and Bathrooms are excluded). At GHOAT, we use most of the time wireless equipment with 10 years lithium battery (When council allows it) to avoid drilling and adding un-aesthetic trunkin. We also have to add emergency lights. Located on the escape route, they need to be wired to main electrical network. They are nowadays really discreet with a small green light showing into the ceiling. (Pictures below.) Finally, regarding doors, we have to fit a small self-closure item to make sure the doors close themselves. Once again, we use very discreet item and installation barely damaged your doors (Usually, couple of screws are enough). Regarding the doors themselves, there is a big cliché where landlords believe a fire door is the big ugly doors you can see in Hospital or School. 30 mins fire doors for residential HMO are very normal doors, with classic design. Eventually a bit thicker than usually, but nothing extravagant. Please note, most of the good quality doors in residential properties are already resistant to fire for 30 mins.
