The Smoke and CarbonMonoxide Alarm (Amendment) Regulations 2022 to come into force October 2022
The fitting of Smoke and carbon monoxide alarms is expectedto become mandatory in rented properties from October 2022.
The main target for such Regulations is to make privatelyrented and social housing safer for tenants and help prevent domestic accidents.
The current regulations (theSmoke and Carbon Monoxide Alarm (England) Regulations 2015) states that Landlords should install smoke alarms on floors with at least a room used a living accommodation.
Landlords are also to fit carbon monoxide alarms in room where solid fuel is burnt(i.e. does not include gas, oil, and LPG).
Landlords/agents are also responsible for making sure that those alarms are inworking order at the start of the tenancy only.
The new regulation makes it mandatory to install a carbon monoxide alarm in anyroom with a fixed combustion or heating appliance (except gas cookers).
Landlords will also now have to repair or replace the prescribed alarm.s “assoon as reasonably practical” after one is reported faulty by tenants or theirnominated representative.
Any social or private landlord found in breach of the new regulation could be fined.
Landlords, letting agents, and property managers are urgedto start complying with the new regulation as soon as possible to avoid beingin breach comes autumn. It is also reminded that those alarms should be testedand in working order at the beginning of each new tenancy.
